It’s that time again. The Spring Market is here.  But,who is buying in the Spring Market?

We are going to see first time buyers, some Gen X buyers-1965-1979, and Gen Y buyers-1980-1995. Now,according to Trulia,88% of 18-34 year olds, who are renting, still want to buy. Also, according to a survey by Coldwell Banker for First Time Homebuyers, 67% viewed this market as an opportunity to start looking for a house, sooner than later.

Those buyers, 40% of them, who were looking, also found that they were able to get more space than expected. The Gen Y’ers, are looking for the space they need, not the space they can afford, they still want to be close to work, recreation and transportation. They have no allusions of making “big” money, unless all hell breaks loose again. They also want a “turnkey” situation, come home, turn the key, done. So if you’re looking for more bang for your buck,great schools,recreation and transportation, the Buffalo Grove area is the place to be. Let me know if I can answer any questions for you.

The Buffalo Grove Spring Market is Starting-Football is Over

Usually, the Spring Market real estate in Buffalo Grove real estate doesn’t start until the Bears are out of the playoffs. Really, as long as the Bears are playing, no one is thinking about real estate. Well this year it took a little longer to start the spring market. Now,that’s a good thing and since the Super Bowl is finished, can you believe it…the Packers, who would have thunk it, we can get started with real estate again.

The question everyone is asking themselves is should I wait? Aren’t prices going to go down further? The answer is, no and yes. I believe that for 2011, prices in the Buffalo Grove area will drop between 3-5%. If January is any sign of what’s to come, we saw single family home sales drop from January 2010 to January 2011. But what we also saw was that prices stayed the same. Hey, it’s a start.

But here’s the bigger question, if I wait what will my real costs be? You know, the price of the house and the interest rate I’ll be paying. Interest rates are on the rise, the rate in November was 4.17%, the rate today is over 5%. Even is prices fall 5%,but rates go up 1%,your costs over time will be greater.

So if you’re thinking of buying a house, go ahead and factor in what you believe to be the price drop, knowing, that if rates rise, and they will, it will cost you more. The bottom line is your cost.

Buffalo Grove Real Estate Sales and Outlook

Buffalo Grove Market Comparison 2010-2011So, it’s a new year, 2011. Let’s take a look at how real estate in Buffalo Grove has been doing.

If we take a look at all detached residential sales in Buffalo Grove for 2010 we come up with 230 units. This is an increase from 2009 when there was 208.

But how are prices doing?

If we compare 2009 to 2010 we see a decrease in average sold prices from $360,327 in 2009 to $350,170 in 2010. Approximately 2.8% less.

Go back to 2007 till 2010 and you will see at drop in prices of 16.1% for detached homes for Buffalo Grove real estate.

It appears the worst is over. We should be bumping around the bottom for 2011, with a little rebound starting in 2012.

Buffalo Grove Needs a New Restaurant and Other Thoughts

Thoughts That Make You Say,”Are You Kidding Me”?

The other night, I was in the mood to go to a local restaurant that I hadn’t been to in a while. Unfortunately, I came up Thoughts about Buffalo Groveempty handed, so I went to the new Seasons 52 restaurant in Schaumburg. The food, service and atmosphere was great. The had a phenomenal piano player, and as I said the food was different, in a good way, and the service was outstanding.

Yes, I know it’s a chain,but maybe we can get a chain here. Maybe two of them. When was the last time a “chain restaurant” opened in Buffalo Grove and is still open? Why do we seem to be at a standstill for opening restaurants, grocery stores, etc. while all around us activity is happening? I guess the question should be, who’s kidding who?

Now About the Cubs…

I was at the Cubs game the other night. A friend of mine got tickets,five rows behind the dugout. The game was typical Cubs, no timely hitting, lazy fielding, that’s you Soriano, and throw in a error for good measure. Hey, the kid is only 20 years old, give him a break.

But the thing that kills me is the ushers. They act like THEY own the seats. They were guarding those seats and preventing anyone from seating there, as if it was Fort Knox. That’s also true for anyone that might have been given a ticket stub, by someone leaving.

When I was a kid,going to the old Yankee stadium, I would either sneak in,or return enough soda bottles to buy a bleacher seat.  Around the 6th inning we would go to the box seats, and ask the guys leaving, for there ticket stub. Usually,they would give it to us,the ushers would leave us alone after checking the stub, and we would hope we would get a foul ball or maybe extra innings.

Mr. Ricketts, you were a kid once, you say you’re a fan, how about letting some kids have the experience of a life time. Tell the ushers to back off, the corporate owners GAVE the kids the stub. Relax,remember, it’s supposed to be a kids game.

World EconomyIf any of you still think the United States is an island by itself, all you have to do is look at what the markets have been doing the last few days, and especially today. We are in a global market and economy, whether we like it or not.  I believe the good that will come out of this is countries, more than ever will want to invest in the U.S. and still buy our debt. We are still the best choice out there. Some are thinking it could cause a “run” on the real estate market, but I think that’s a stretch.

The real estate market market is still chugging along, just like the little engine that could. Rates are still good, inventory is selling and prices are still bumping around the bottom. Remember, Hogs Get Slaughtered-but Pigs Get Fat. If you find a house you like, don’t wait for the price to come down, make an offer with your price reduction in mind. The worst that can happen is you’ll purchase a house that you love.

What Kind of Business is Buffalo Grove Trying to Attract?

I just read an article on how Libertyville is pushing for a Trader Joe’s to be built there. Let’s see,Vernon Hills/Lake Forest/Riverwoods is getting a Costco, Libertyville is trying for a Trader Joe’s, are we trying for ANYTHING? One of the biggest concerns residents of Buffalo Grove have is a tax base. One of these types of stores would help in a big way. I sure hope Buffalo Grove is working on getting a similar type store. We sure have plenty of space for it, and if not we can find it. I love living in Buffalo Grove, but let’s not drive people out or not let them in because they can’t afford the taxes.

Dog Will Be Missed in Buffalo Grove

Goodbye to My Loyal Companion

Almost 12 years ago, a colleague in my office was looking for someone to take a dog that her niece could not handle. Foolishly for me, I mentioned this to my youngest son who had been wanting a dog forever. We went to see the dog,and before we knew it,t he dog, all his belongings and cage were in my car, with his owners asking that the only thing they wanted was for us not to change his name. That day, almost 12 years ago, we now had a dog named Bailey.

We went through a lot with Bailey, labs are very rambunctious, and there was lots of damage; shoes, molding, doors, carpet, and more shoes. He got into and ate chocolate, ate a whole noodle kugal, glass bowl and all.  During these times we spent considerable time and money at the emergency hospital. Not once did he ever have an accident in the house.

But even with all the drama, Bailey was always there for me. Whether it was a rough day at the office, the weather was lousy, or the stock market was crashing, he would be waiting at the door, tail wagging, ready to give me a wet kiss. I guess that’s what they call unconditional love. No matter what kind of day I had, I knew he would be there with a smile on his face. Everyday was a good day for him and me with him.

When I had my car accident that should have killed me and definitely should have killed him he survived and was brought home thanks to the kindness of a stranger. When we met up after I got out of the hospital, I thought he cried when he saw me again, I know I did.. When I had my heart attack, he keep licking me, till the paramedics arrived.

On Jan 7th Bailey was diagnosed with osteosarcoma-bone cancer in his leg. After much thought we amputated his leg and started chemo. He had finished his last treatment and was doing great, no side effects, nothing. Then this past Saturday, I found him laying by the front door, where he had his first accident. He had contracted a bug from having low white blood cells (chemo) and was sick. This one he couldn’t fight, he died this past Sunday.

It hasn’t been easy. I don’t think it’s supposed to be. You just don’t forget all the good times that  happened these past 12 years. We will all miss Bailey, not for the love we gave to him, but what he gave to all of us, UNCONDITIONAL LOVE.
